Airfields are coming under economic pressure
Many smaller airfields in Germany have been operating solely on subsidies from their municipal or mixed-economy owners for years. As long as the political will is there, this is often accepted. It becomes more difficult when the exact same land could simultaneously be marketed as a commercial park, a solar farm or a tourist facility.
Then the question quickly arises as to whether an airfield can still be economically justified.
That is precisely where one of the greatest structural problems in general aviation lies at present: airfields are increasingly no longer viewed primarily as transport infrastructure, but as land with alternative potential uses.
Wyk auf Föhr: From dismantling to potential rescue
This development is particularly evident at Wyk auf Föhr airfield.
The historic airfield has been operating at a loss for years, the hangars and control tower are in need of refurbishment, the petrol station is closed, and former sightseeing and taxi flights have been suspended.
At one point, there was talk of downgrading the airfield and demolishing parts of the infrastructure. Among other things, camper van pitches, tiny houses and a photovoltaic system were to be built on the site.
Now there is a counter-movement.
Three local investors have presented a concept with Wyker Aviation GmbH that provides for investments of around four to five million euros. Paved runways, modernised buildings, and a stronger focus on commercial traffic are planned.
This could turn a dismantling project back into a development project. However, the future is not yet secured. Among other things, the ground lease and political approval still need to be finalised.
Fürstenwalde points in the other direction
How final a change of use can be is shown by Fürstenwalde.
The airfield was closed in 2010. As early as 2011, a large part of the site was built over with a solar park.
The facility covers around 74 hectares and achieves an output of approximately 40 megawatts.
From an aviation perspective, this makes it clear: such a change of use is practically irreversible. Where photovoltaic areas, commercial buildings or other fixed infrastructure are located, an airfield cannot simply be reclaimed.
Cottbus-Drewitz became an industrial estate
Cottbus-Drewitz is also an example of the permanent loss of aviation infrastructure.
Following years of economic trouble and a dilapidated runway, flight operations ended in 2020. Since then, the approximately 209-hectare site has been developed into a commercial and industrial zone for electromobility.
With this, not only a runway disappeared, but a complete regional aviation hub.
Schwarzheide: Airfield becomes a legal dispute
The conflict is not yet resolved in Schwarzheide-Schipkau.
The municipal owners want to use the site for industrial purposes. The existing lease with the aero club was terminated prematurely, the aviation law approval was revoked, and the airfield was reported as closed via NOTAM.
The club appealed against it.
In January 2026, the Regional Court of Cottbus ruled in favour of the aero club. Accordingly, the lease agreement will continue until 2030.
The case demonstrates that airfield closures are by no means always purely a matter of aviation law. Property rights, local politics, lease agreements, spatial planning and economic interests directly intertwine.
Offenburg: Residents vote in favour of the airfield
Offenburg demonstrates that an airfield can also hold its own politically.
There, according to the city's plans, the special landing site was to make way for a commercial estate.
However, in the local referendum in March 2026, a majority of around 57 percent voted against the rezoning and thus in favour of preserving the airfield.
It is noteworthy that the resistance did not come exclusively from aviation. Other local interests played a role as well.
For airfield operators and clubs, there is an important insight in this: those who portray their site purely as hobby infrastructure for pilots will have a hard time politically. Conversely, those who can explain its utility for the region, the economy, training, disaster relief and mobility significantly increase their chances.
Why every closed space weakens the overall system
For general aviation, an airfield is not just a point of departure and destination.
A denser network of airfields means:
- more alternative options in case of weather or technical issues,
- shorter routes for business and private flights,
- better conditions for flight schools and clubs,
- Sites for emergency and authority flights,
- regional maintenance and service operations,
- as well as additional safety margins for unplanned landings.
As the network becomes increasingly sparse, distances between suitable locations increase. This affects not only comfort, but also operational safety.
Photovoltaics is a particularly strong competitor
Solar farms are attractive to local authorities because they are comparatively easy to operate, provide predictable yields and can be linked politically to climate protection targets.
An airfield, on the other hand, incurs ongoing costs for staff, infrastructure, maintenance, permits, and operations.
That is precisely where the conflict arises.
From a purely short-term municipal budgetary perspective, a re-purposing may seem plausible. From an infrastructural perspective, however, it can be problematic because once lost airfields are hardly ever reinstated.
A runway that has existed for decades cannot simply be replanned and rebuilt elsewhere.
Airfields must make their benefits more visible
The decisive factor for the future of many smaller squares is therefore likely to be their political and economic positioning.
Airfields that rely exclusively on club operations come under pressure more quickly than multi-use locations.
These may include:
- Flying school,
- Maintenance company,
- Business Aviation,
- Emergency and government flights,
- Aerosport,
- Events,
- Gastronomy,
- tourism use,
- drone and research projects,
- as well as commercial developments around the square.
The broader the operational concept, the easier it is to present an airfield as regional infrastructure rather than a loss-making operation.
Conclusion
The so-called death of airfields in Germany is not a uniform process, but the direction is clearly recognisable: small commercial and special landing sites are increasingly facing competition from more economically attractive land uses.
Fürstenwalde and Cottbus-Drewitz show how quickly an airfield permanently disappears after closure. Schwarzheide shows that the conflict can also be fought legally. Offenburg proves that political support can save a site.
And Wyk auf Föhr could now show that private investment can even prevent a rezoning that has already been planned.
For general aviation, it is therefore becoming increasingly important to justify the value of airfields not only in aviation terms, but also economically, infrastructurally and socially. Because once a runway is built over with solar panels or commercial buildings, it is as a rule permanently lost to aviation.
